"Most incredible Real Estate business experience of my life! I wanted to buy my first home after living in a condo. I told Todd my first priority was to make a sound investment. It was about the investment, not the wants or being emotional about the house. We found the perfect home. It had the look, location, and usable backyard I always dreamed of. Todd had hard negotiations with the seller who was an Accountant. Todd squeezed the last nickel out of the guy on the purchase price.

After months of working with me, I was going to get my dream house and Todd was going to get his $10,000+ commission that he earned. Todd did some inspecting of the house and thought the siding may be Louisiana Pacific (LP) siding. He told me there was a class action lawsuit against LP. The inspector said if we just got $3,000 for the siding to be painted, that would be enough. I loved the house so much that getting $3,000 to paint the siding worked for me. Todd reminded me that the home was supposed to be about the investment, and that I would have a hard time reselling the home with LP siding.

He told me we needed to ask for $25,000 to replace the siding and that the seller would likely at first say? NO WAY?, but in a few days perhaps offer $12,500. Todd said I needed to realize that the result could be walking away from the home. I was shocked because he risked losing his $10K+ commission only weeks from the closing AND after working with me for months. The bottom line was that the seller ended-up giving me $12,500 to replace the sliding. Furthermore, he found a huge deal for me with one of his Contractors, and the siding only cost $8K to replace. After that experience I later became a Real Estate Investor. I purchased two more homes with Todd as my Agent, even though I had earned my Real Estate license after my first purchase with Todd.
